Background

FORMATION OF BITRUST

BITRUST was registered in April 1997 in the name BITRUST real estate consult. The background to its formation was to fill the gap noticed by its founding Principal Consultant, Holland C Mulenga. Holland considered the absence of active research and identification of the connection between real estate investments and the national economy/investment assets in the wider economy. To that end, Holland formulated a management strategy that embraced university research, empirical research from valuation practice and public sector valuation practice. Bwembya C Chikolwa from Government Valuation Department was therefore admitted as a Consulting Partner in the formation year.

Beginning 1st April 2002, BITRUST real estate consult has changed its name to BITRUST real estate and financial services. Under the new name, BITRUST has come up with strategies to fine tune its business outlook and conduct to an improved level. Holland C Mulenga is now the sole Partner of BITRUST and his new title has changed to Chief Executive Officer. In recognition of the fact that Valuation Surveyors play a more significant role in the financial delivery of investments, the additional services in the financial sector have been developed. Holland C Mulenga holds a certificate in Stock Broking under the auspices of the Lusaka Stock Exchange (LUSE), Zambia Insurance Business College Trust (ZIBCT) and the Securities and Exchange Commission (SEC). The additional services, therefore, include:

1.       Facilitating the creation of real estate unit trusts;
2.       Investment advisory services in real estate;
3.      Assessing the qualitative aspects of real estate offered as collateral;
4.      Assessing the quantitative (value) aspects of real estate offered as collateral;
5. Advising lenders on the adequacy of collateral offered and its ability to sustain the value over a
      period of time;

6.     Arranging funds for property development; 
7.       Facilitating creation of housing developments and commercial property investment ventures; and
8.       Conducting financial viability of proposed property development projects.
